JS Rental REIT (the “Scheme”) is a perpetual, rated, closed-end Rental REIT scheme established in 2022 under the REIT Regulations, 2022, and registered with the Securities and Exchange Commission of Pakistan (SECP). The Scheme is managed by JS Investments Limited (JSIL), a SECP-licensed REIT Management Company (RMC) and one of Pakistan’s oldest private-sector asset management and investment advisory firms. The Trustee of the Scheme is Digital Custodian Company Limited (formerly MCB Financial Services Limited).

The Scheme has been established with the objective of providing investors with stable and predictable rental income, along with long-term capital appreciation, through investments in prime commercial real estate assets in Pakistan

JS Rental REIT’s current asset portfolio comprises seven office floors in The Centre, a prominent commercial office building located at the corner of Abdullah Haroon Road in Saddar, Karachi, adjacent to Zainab Market and easily accessible via Musical Fountain Road. Completed in 2012–2013, The Centre is one of Karachi’s leading commercial developments, offering a prime location within the city’s central business district.

The total size of the Scheme is PKR 2,297,098,813, represented by 214,551,207 units with a face value of PKR 10 each. The ownership structure comprises JS Lands (Private) Limited holding 94.38% of the total units and JS Investments Limited holding 5.62% of the total units.

The current offer represents 25% of the total units of the Scheme and comprises 53,637,800 units, amounting to PKR 573,924,460, being offered by JS Lands (Private) Limited to the general public at an offer price of PKR 10.70 per unit.
